for service for reasonable price. Anyways, you have

Rental contracts
and its usual length.
Usually you need to sign 1 year contract called Umowa
Najmu. Sometimes owners wish signing nothing, but having
oral agreement (which is respected by polish law). For
Tenant, it is better to have paper form of contract,
which would protect you and guarant conditions of the
rental contract.
Unusual lenght
of contract.
12 months is usual on Warsaw rental market. If you ask
longer rental you could ask for better price or better
contract conditions ex. lower caution/garanty. If you
ask for for shorter period of rental, Owner might ask
for higher price or even double it when it comes to
contracts shorter than 6 months.
Caution/Garanty.
You need to consider 1 month garanty for Owner, which
means that it should be given back to you in the end
of rental. Of course if state of rented appartment did
not worsen.
Price.
When you rent, you usually rent for price including
already administration fee. It is important to clear
with Owner, who pays it. It varies from few hundred
to 1 thousand zlotych and is payed to the administration
of the building. It is important to write down in the
contract, who is in charge of this amount.
Appartment sharing.
Some students hunt for best prices and they
start rentals in the summer, renting even larger appartments
and than sharing or sub renting rooms to their colleagues.
Fees and medias.
Apart from administration, every month you will have
to cover different medias costs. It consists of costs
of electricity, water, heating, internet and cable tv.
You should clear in the contract who covers those costs.
Usually it is renting Tenant, who covers on the base
of monthly receipts shown by Owner.
Rental agency.
If you search for agent who would help with rent, you
need to consider his commission. It varies from 50%

Agent should give you receipt
and help in writing contract in English or other foreign
language. Agent shall also assure correctness of the
rental and have checked ownership of appartment. You

eligible to sign rental contract.
Lately, lots of foreign
clients decide for renting appartments in the capital
of Warsaw. Students from Erasmus Program, UE programs,
pros and science people who visit Poland on professional
reasons. The most costly is rental in the very center.
Center district called Śródmieście will make you pay
1,5 tys. zl per month plus medias for medium size studio
ex. 25 sq.m. If you want to rent double rooms appartment
it might cost you between 2 tys. and 3 tys. zlotych.
Best offers find its customers within 2-3 days. Finding
appartment with garage means almost automatically price
above 2 thousands zlotych. If you want it new andrefrashed
– repainted etc. you might have to book it with advance.
Polish system also differently
than western counts number of rooms. In Warsaw you count
number of rooms. So 2 rooms appartment means usually
1 bedroom plus 1 living room. If you have budget above
1 000 USD you shoud find fine accomodation with good
quality and size above 50 sq.m.
Internet.
If you want internet when renting appartment in Warsaw,
you should use one of most popular providers: Orange.pl
UPC.pl Aster.pl Play.pl Tmobile.pl. You
will find their offices in biggest mole centers or in
the center of the city by main roads. You can buy mobile
internet to be used with your mobile phone or laptop,
or you can buy cable version to be used at home. Average
cost should be around 60-90 zl per month.
